Marcliffe at Blackmoor: Murrells Inlet, SC
Crown molding and wainscoting with chair rail in the dining room, 12-inch ceramic tile floors in the bathrooms with roomy, 42-inch maple cathedral wall cabinets in the kitchen. Sophisticated details like these are optional upgrades at most condominiums. But these features are standard at Marcliffe at Blackmoor and they’re just the beginning!
This new community, located on the Gary Player Signature Blackmoor Golf Course off of U.S. 707 near Murrells Inlet, gives its residents lots of extras while maintaining a very competitive price. The two- and three-bedroom golf villas range from $109,900 to $139,000. All have 9-foot ceilings (vaulted on the top floors), spacious screened porches with ceiling fans, a garden tub with shower in the master bath, and Berber or plush carpeting in the bedrooms, living room and dining room.
“These are all custom features that would be upgrades elsewhere but are standard here,” says Keith Roman, broker in charge at Weichert Realtors, Seaside Properties. “At Marcliffe, you’re not nickeled and dimed for all the upgrades.” Roman says the builder, Almond Quality Builders, is near the end of Phase One, and reservations are now being accepted for Phase Two. A pool and clubhouse are scheduled for completion in spring 2005.
Coming up next is Marcliffe West, which features quads and paired ranches with 12-foot ceilings and two-car garages. “We should be breaking ground on those projects in June with a delivery date of December 2005,” Roman says. Priority reservations are now being accepted.
“If you’re looking for a true second home, with these two- and three-bedroom condos, we’ve got it. If you’re looking for a single-family home where you don’t have to worry about maintenance of the yard, we’ve got that with the paired ranches,” Roman said. Landscaping and maintenance are provided for residents through their homeowners’ association fees.
About half of the residents at Marcliffe at Blackmoor live there full-time and are either retirees or people who are downsizing from a larger home. Others are second home owners, and many are golf enthusiasts. “They come down here, a lot of them from the Northeast, buy a unit, furnish it down to the toothbrush, then they can just turn the key and everything’s here – their golf shoes, golf sweater, whatever they need. Then they get back on the plane,” Roman says.
Among the other features that are standard in each unit at Marcliffe at Blackmoor are GE appliances in the kitchen, as well as a pantry, bevelededge Formica countertops, an eat-in bar and 12-inch ceramic tile floors; designer fixtures in the dining room; spacious, carpeted living rooms; cultured marble vanity tops and linen closets with shelving systems in the master and guest bathrooms; and a utility room with washer/dryer hookups.
Available upgrades include hardwood floors, appliances packages and cabinetry, brass bath fixtures and more.
